General Lease Information
The following is general information about the administration of leases (for specific state information, click
one of the links above).
As a general rule, Crown Pine Timber's outside boundary lines and land corners are identified by blue paint in Texas and
Louisiana and white paint in Georgia and Alabama.
Lease Terms
Normal recreational lease periods will be three years, but may be reduced to one or two years for administrative
purposes. Leases longer than one year can be renewed annually with invoice notification.
Minimum Lease Offer
See county or parish rate for minimum offer.
Administration Fee
Each lease is assessed an administrative fee to cover the expenses of handling lease documents and payments. The
administrative fee for leases administered by email and the Internet is $95 per lease per year.
Leases requiring telephone and U.S. mail support are charged $225 per lease per year.
Insurance
Public Liability Insurance (commercial general liability insurance) is required during the lease period. It must
provide member to member coverage with minimum limits of $1,000,000 per occurrence and $2,000,000 in total
coverage.
In addition to lease fees, costs include an annual insurance policy fee plus the price of liability insurance
calculated on a per acre basis. For example, the policy fee during the 2005-2006 season is $10, while insurance
costs are $0.20 (20 cents) per acre.
To assure coverage, Crown Pine Timber contracts for public liability insurance on behalf of each lease holder. The
insurance, however, is paid for by the lease holder and is in addition to the cost of the
lease.
Payment
Recreational lease renewal payment is due in full 30 days after invoicing. New lease payments are due 15 business days after invoicing. Leases are considered delinquent if not paid by these dates and will be canceled.
Payment must be made by certified check or money order. No personal checks will be accepted.
Cancellation
Crown Pine Timber reserves the right to cancel a Recreational Lease for any reason at any time. Cancellations
with cause will result in no refund of lease payment to the recreational club. Cancellations without cause will
result in a prorated refund of the annual lease rate based on a July through June hunting period.
Operations by the Company
Crown Pine Timber will have continuing forest management operations on its lands, including but not limited
to harvesting, prescribed burns, aerial application of herbicides, site preparation with heavy equipment, etc.
This should be a consideration by the lessee prior to leasing the property. The Company will strive to
pre-notify lessees prior to planned operations, but is not obligated to do so.
Deer stands, camping equipment, and other equipment are placed on the lease at the lessee’s risk. The Company
will not be responsible for damages to the lessee’s equipment or property due to its normal operating
activities.
Good Neighbor Policy
It is the responsibility of the lessee to maintain good relationships with Crown Pine Timber’s adjoining
landowners. Trespass, dog shooting, property damage and repeated neighbor complaints can result in the cancellation
of your lease. Take the time to know your neighbors and their concerns.
Permanent Address Required
Each lessee must have a permanent mailing address and email address.
Membership Guidelines
Where possible, membership should be drawn from the immediate vicinity in which the lease is located. Members
may be selected from other areas if local members are not available. Clubs should not retain members who violate
the terms of the Recreational Lease, Club Bylaws, State/Federal game laws, or show a disregard for the safety and
welfare of others.
